The filters on a packaged rooftop unit live behind an access panel on the roof. Nobody in the building walks past them. A filter in a hallway return grille gets changed because someone notices it’s grey. These don’t.

What a loaded filter does: it cuts airflow across the evaporator coil. Less air over the coil means the coil runs colder, and eventually it ices. The blower works harder, the compressor runs longer, and the room gets warmer on the hottest afternoons. Then the call comes in as AC not cooling, and a cheap filter has become a service call and a thaw-out.

This unit takes 20x20x2 pleated filters, and the set was swapped. Each one has to seat in the rack properly: a filter that isn’t seated lets air around it, which is worse than a dirty one.

For a kitchen with a grease hood nearby, quarterly is about right. Twice a year is the minimum. Nobody on your staff should be climbing onto the roof to keep that schedule.
